Durban South Area Profile

The Durban South region is comprised of a number of suburbs positioned around and in close proximity to the Durban Harbour – the busiest port in Sub-Saharan Africa. Due to the port being in close proximity, there are numerous transport, logistics and related businesses based in the Durban South region. Additionally, the Engen and SAPREF refineries are located in this area and as a result there are a number of plastics and chemical operations nearby.

The Durban South region is supported by an excellent road network and lends itself to distribution of goods around the province and the rest of South Africa.

Bayhead and Maydon Wharf

The majority of business operations in this zone are directly related to shipping activities. There are numerous container services and break-bulk operations in the area, as well as warehousing and cold storage facilities. Properties in this area are in very high demand and as a result this area can be very difficult to break into.

Sydney Road and Umbilo

The Sydney Road and Umbilo areas provide a variety commercial properties, from light-industrial mini-factories to large distribution centres. Sydney Road has been undergoing numerous redevelopments, most notably that of the old Dunlop Factory which has been redeveloped by JT Ross to create a modern business park centred around warehousing and logistics.

The Gale Street and Umbilo Road zones also offer a variety of commercial services and retail outlets, including clothing factory stores, panelbeaters, textiles, and automotive spares.

Jacobs, Clairwood and Mobeni

The Jacobs, Clairwood and Mobeni areas are thriving industrial nodes that offer great value and convenience to businesses based in the area. The areas are in close proximity to the harbour and are easily accessed via the main arterial routes in and out of Durban, including the N2, M4 and R102. This makes it a good location for warehousing and logistics companies as well as those involved in manufacturing.

At the beginning of 2016, work began on the redevelopment of the Clairwood Racecourse site. This development will turn the disused racecourse into a modern, A-grade logistics facility with over 350 000m² of warehousing space.

Prospecton

20km south of Durban and adjacent to the old airport is Prospecton, a region of reclaimed land now primarily home to a large industrial manufacturing sector. This industrial zone is dominated by Toyota, with other large manufacturers and producers such as SAB, Plascon and Non-Ferrous Metals (NFM). The area offers a range of space, from massive factories and warehouses over 10 000m² to smaller industrial mini-factories of a couple hundred square metres.
